Our Procedure

Once we have scheduled an appointment, we will send you a Confirmation and a Preinspection Agreement for you to read over before signing at the inspection.

The day of the inspection the Inspector will meet you at the home and have you fill out The Agreement and Termite Certificate. He will complete the Home Inspection and take photos and answer any questions you may have.

We will need your Current Home Address, Phone and Email information.

The Home Inspection Report will be emailed in approx. 48 hours. The Termite Certification is given to you at the time of the inspection, if not it will be emailed to you.

The Radon Test Results (and any add'l tests) will also be emailed once we receive results. It could take up to 7-10 days for results.

Complete Home Inspection

A Complete Home Inspection constitutes the actual Home being inspected. Structural, Electrical, Plumbing and Mechanical are the main concerns. We also inspect outlets, windows, doors, flooring, closets etc. We also check the home for Termite activity or damage.

It is recommended that the client be present at the Home Inspection, although we know at times this is not possible. This is a huge investment and our Inspector may find issues or you may have Mechanical or Technical questions that can be answered at that time. We are here to help you every step of the way.

A Radon Test with a Home inspection is an additional $80.

Radon Testing

Radon is a colorless, odorless, tasteless radioactive gas. It occurs naturally, coming from the radioactive decay of Radium in the ground.

It is most known to easily find it's way into Basements and has also been found in Granite counter tops.

Additional cans for larger homes are $75 each for testing.

A Radon Test alone is $200 (2 cans)

Termite Certification

The Wood Destroying Insect Inspection Report (Termite Certification) is required by most Lenders. This ensures that the Home is not presently being occupied by Wood Destroying Insects. The Inspector will also check for Past Termite Damage and Activity and advise if treatment or repairs may be needed.

A Termite Certification is included in a Complete Home Inspection.

A Termite Certification alone is $200.

Mold Testing

Many Molds are known to be hazardous. At times during an Inspection we find "What Appears to be Mold". We can test it on-site.

Air Quality Sampling (Mold) $350

(1 Indoor and 1 Outdoor Sample)

Add'l rooms $75 each

Swabs (of actual Mold) $150 each

Mold Testing (Alone No Inspection)

Add'l $95 to above pricing
